South West Farmhouse with 19 hectares

On the edge of the beautiful ‘Lomagne’ countryside at Saint Sardos 82600. This is our house, which we are selling in order to move into something smaller for retirement.

It is a typical farmhouse for this region of south west France, very much in the traditional style. It’s deep shape and very thick walls keep it comfortably cool in the hottest parts of summer, and equally it holds it’s heat in winter making it surprisingly cosy for its’s size.

The front terrace is perfect for breakfast and morning coffee with the help of a parasol and the kitchen is coolly shady with the awnings out.

Shading the kitchen windows keeps the living room a comfortable temperature in the summer heat, whereas the low winter sun penetrates to warm the whole area naturally when you want it most.

There are 19 hectares of land, bordered on one side by a stream and giving access to the lakes of St Sardos to the south. The greater part of the boundary is hedged and the absence of any agri-chemicals for at least 20 years makes for a naturally healthy and balanced pasture, giving a good crop of sweet hay.

With approx 4.5 hectares of level paddock adjacent to the house/garden and the rolling pasture behind the house perfectly suited to building a cross country course this property would make an ideal equestrian holding. The access to lakeside and various green lanes makes for safe riding routes, and the house has many possible ways to increase accommodation for residential courses, or for staff quarters.

It could as easily be an ideal location for a niche market stock enterprise, for example, raising goats for organic, grass fed meat rather than cheese. This is an increasingly sought-after product which attracts a premium for its healthy properties, and the many excellent restaurants in the area could be interesting outlets, as well as the local boucherie.

The village of Saint Sardos has a boucherie, epicerie, post office, petrol station, garage and the cave cooperative for the well regarded St Sardos wines. The lakes are a centre for summertime amusements and other festivities throughout the year. The nearest neighbouring villages also have similar shops as alternative choices and there are nearby bars and restaurants. A large choice of major supermarkets are available within easy reach, as well as schools and colleges, libraries, vets, dentists and doctors.

Toulouse Blagnac airport is a comfortable 40 mins drive, and the city centre can be reached by tram, bus and tube from various easy to park points if preferred. A trip to the Pyrenees or the Mediterranean is only a couple of hours away.
