Selling a property for a relative in Beaumont du Lac. DPE in Eymoutier is asking for 1000euros for complete diagnostic because he property is old stone lacking insulation etc. Any thoughts ??

Shop around. Price is based in part on size and complexity. I presume all the other inspections are included (termites if necessary, asbestos, lead, electricity, …)?

Yes, I paid three euros just under that cost in 2022 to sell my house. Many many pages of work too and the expert who came out to my home was there for over four hours testing everything from running taps to checking the electrical installation and fuse board complied. This was a typical granite stone longere built in the 1600’s but fully renovated and insulated well with new double glazing etc. If you get a cheap quote for a diagnostic, be wary as it may only be a couple of pages and not accepted by the Notaire acting on behalf of the buyer and/or seller. What is missing from the property will be made clear in the report and could affect the price the buyer is offering.
Was €750 for both the DPE and the utter scam Énergétique here in 47 two years ago.

According to the professional we need the basic audit that covers asbestos, lead, energy and electricity for 400euros. If that comes in at E,F,or G then a further Audit Energetique costing 600euros is required. Total 1k.
Failure to provide these to a buyer could result in a 1500euro fine.
I’ve been trying to look around but getting people to reply, my french is atrocious, is a problem. I thought the realtor would have been more helpful.

Seems quite high. Have you discussed with the agent whether any deal to be had? We sold a flat a few years back and agent paid for it. And more recently the agent used a firm that came with a more reasonable price tag. Since were selling we didn’t care about quality just wanted signed certìficate!
That does seem high. Our recent one was €370ish to us but the estate agent paid for a part of it.
Was that with the audit énergétique? That’s only required if the initial diagnostic returns a bad energy rating.
Your figure doesn’t sound that far from the €400 that @gslade66 has been quoted for the standard diagnostic.
It’s been required for the sale of E class houses since 1/1/2025.
That’s basically every old stone house in France which hasn’t had extensive and very expensive modernisation carried out.
Tbh, without looking, at the invoice, I don’t know. It’s what ever basic reports are required to sell a house, there was no retest. We had a C for energy efficiency (estate agent said about as good as it gets for a renovated old stone house) and an A for whatever the other test is. The estate agent picked up the cost of the electrics part of the test.
Edit: we paid €360 and from memory it was around €120 that the estate agent picked up, so a total cost of around €480.
