Paris Encadrement de Loyer

Hi All


So I have been letting out my flat in Paris for a decade, and all of a sudden this year, my new tenant signed up to his contract and promptly appealed the rate of rent (which hasn't increased much in the last 10 years) to the commission, and achieved a 30% discount to the prevailing rent rate (which I now have to repay!)


The apartment needs a lot of work done to it, but I am now reluctant to do it given the prospect of materially decreased revenue.


What do you suggest I do?

The problem is that every future tenant will have a right to pull the same stunt!

Give him notice, once he’s gone do the upgrade and then find a new tenant?
