I just started working with a real estate agent who asked me for several documents. She does speak English, so language isn’t a barrier. She asked me to get a mains conformity certificate and I had no idea what it was or where to get it. She said to go to the mairie, told me what to ask. They sent me to Veolia, who had me call a specific local number. The man said it doesn’t exist for my town. Now the agent says we need to ask the notaire who did the documents when I bought the house 10 years ago. That notaire is terrible and made mistakes. I don’t know what to do,
Does anyone know how to fix it?
When we sold our house 6 months ago we got one of these from the ComCom/Marie who were responsible for the commune’s water at that point. 95euros.
A technician had to visit house and turn taps on etc to check everything conformed.
Well no one in my town knows what to do. The mairie and technician both told me it doesn’t exist. Shouldn’t the diagnostic report cover that?
No for us it was in addition to the diagnostics. See here.
Get the agent to sort out the documents they have asked for.
So what do i do? No one here seems to know how to do it.
Mark suggested asking the agent. Let her earn her money.
I did ask the agent and posted what she said.
Have you told her what’s happened and asked for further suggestions? If she’s local, it shouldn’t come as a surprise that the information isn’t there or is hard to get hold of.
Yes, I did. I aksed her to talk to them for me as I made no progress.
If your immobiliere can’t resolve the problem, then - on what she says - you won’t be able to sell the house and she won’t get any commission.
Do you have a fosse septique or are you on mains drainage? The sort of report you need differs depending on which your house has. And what you were told originally may not be correct. (That happened to us.)
Could Veolia have been saying that an Attestation de conformité de raccordement au réseau d’assainissement collectif is not appropriate for your house because you have a fosse - in which case I think SPANC would be responsible.
Here is a description of what disgnostiques need to be done: Mandatory property diagnosis for selling : technical diagnostic file (DDT) | Notaires de France
If you can’t resolve this then I would be thinking about changing immos.
It’s separate from the mandatory diagnostics, and new I believe.
If Veolia is the local water body then try them again, and again. And push to talk to people higher up the chain.
I am not on fosse, Im on mains.
Did she do that, what happened?
You said a bit later that you’re on mains water, I’d have thought that would help.
I had to do the same thing,Véolia came and did the inspection and gave me a certificate of conformity because we had connected to the mains some 30 years previously. Cost around €90 if I remember and it is a standard thing now when selling a property.
You need to contact your supplier and arrange a visit. You do this via their website where your account is for your water supply, very easy to do yourself. Quick visit, tested where the pipes and water ran and knew we were on mains from our account details since 1989 and then when the commune put us on mains in 1994 and we had to connect ourselves.
Thank you. You answered my question. According to this website, it is not required.
There is an organisation called SPANC whose job it is to inspect all waste disposal systems, sewage plants, septic tanks etc including tout à l’égout, to see if they are “en conformité” with current legislation and certify them as such. This has evolved over the years. I suggest you ask your estate agent to clarify what she means.
