you find somewhere where there is one if required… as someone else said in the thread… be prepared t walk away if you can’t tick the right boxes :wink:

This is very true. our sellers weren’t budging (although they should have) and nor were we, the agent dropped a huge amount - I think it was €5,000 but it may have been €3,000 and that was enough for us to sign!

Negotiate so that you only have to pay a 5% deposit rather than 10%
Double and triple check everything the estate agent says (or writes).
Get added to the contract, that the property will be cleared of all rubbish / unwanted possessions.
Determine who owns the fences/hedges/walls on all boundaries.
Have the property independently inspected by a builder or surveyor.
Ensure that you have ‘clause suspensives’ added as appropriate.
Try and obtain details of heating costs.

Get hold of the cadastre, (plot map) and check it very carefully. Friends of ours did not actually buy what they thought they had, and another did not own the driveway to their house, even though it was sold as theirs.
