Finding Equestrian Property For Rental

I am looking for some advice.We are looking to make the move from the UK to France next summer.The whole time we have been looking to buy but someone suggested maybe look into rental first then make the decision on buying after 6-12months.The problem im having is im looking for an equestrian property with land and stables to rent.I have searched high and low and cannot find anything with any sort of equestrian use.I wasent sure if anyone knows of any sites i can look at as i must be wording it wrong or something.Im looking Dordogne/Bordeaux way.

Our home, maison Lahon, is for sale and consists of a 5 bedroom house, a 5 bedroom barn and a 1 bedroomed apartment. There is around 5 hectares of flat land. a wood and plantation plus a long open-fronted barn that could easily be converted into stables. Our neighbour breeds horses and had rented some of our land for her foals last year. And you get a view of the Pyrenees for free!

We are 20kms north of Pau (the Dordogne is full of English people anyway (!)). There is a guy down here in the Tarn with such a property will see him this morning and ask but i think there is already someone looking at the property with the view to buy for the same purpose

I promised I would try to find out. I asked the riding school owner last Saturday. He thinks the things there in leboncoin will be small houses with perhaps quite a bit of land but not much in the way of stabling possibilities. He stables horses for people with even as much as 10 or 12 hectares but only a couple of stalls. If you want the sand paddock then probably if it is big enough for more than four horses it will have stabling to match, then think in terms of €1200 and upward a month. He thinks that if you look for just land and a barn that can be set up for temporary stabling you might get enough for €400 or €500 a month. His father who farms, all cash crops, round the centre rents a couple of two hectare fields for €50 each a month, but then they are bare fields and €600 a year for maize means that income earned from them is marginal. They are also locals, so that is on their side, but agricultural land that is not specifically equine is your best bet and house rental separate. He also added that there is nothing on offer fairly locally, which is not about him putting off competition since he has the top local stable and it would be difficult to compete anyway.

I'll certainly put the word out and ask and ask my wife to do the same. We are away until the middle of next week as of Saturday, so it will be the end of week before either of us can do that. It will also take time, but if you are not moving until next year that is not an issue.

I just asked her but not having anything to do with rentals or land really, she thinks not. As it is she has just gone out to a notaire to collect papers for a sale and will ask her. We have helped people out finding grazing land to rent, which is why I was suggesting that with a barn and building boxes. If there are 20 horses that is quite a bit of work but if half of that not the worst job, unless using loose boxes of course then that is easier, a tack room and storage for feed is even easier. When a donkey sanctuary closed down because the owner died we helped find them appropriate land in about two days. We even helped some people find some land here in France for an elephant reserve that they are setting up over the next couple of years. However, we are doing it as amateurs who simply as around. The problem with some rentals though it that they want a guaranteed so many years minimum but six months to a year then time to find new equestrian tenants may not be so easy. Anyway, as you say, it is normal to say how much land you want. Most 'equestrian' properties of the type there on leboncoin tend to be smallish and have little land, which is why the rents are relatively low. Good for up to four horses perhaps. That is why I think Roxanne should say exactly what her needs are, how many and so on...

Only one of the ones you put up shows the (training) paddock which is quite small and only two show any part of the stable(s) one is two and the other probably boxes. One other has four boxes in the description. Two have either five or six hectares, which does not mean it is all pasture anyway. The others might be for two boxes and one hectare for all one knows...

Debra's idea with leboncoin is good but there is quite a lot of farming land with easily convertible barns here in the Dordogne. Say more about how many, what the horses are used for and whether you would be riding out and need to be able to use the equivalent of bridle paths. I only know immediately where I am having ridden in the area until fairly recently, however far too many equine properties seem to be hemmed in by roads with no real freedom to roam generously as we have hereabouts. My OH works as an agent part-time, does not do equine properties though but may well hear of something suitable.

If you are more specific then I can also ask. My OH as said and when I take my daughter to her riding class on Saturday I can ask them. As long as you are not setting up in competition the proprietor will know.
