The Cost of building a house

Hi John,

Thanks for the info, do you happen to know if the price ranges you mention are for a shell, or include some allowance for kitchens, bathrooms, tiling etc, also does it include the TVA?

Regards

Mark

Hi Mark - We're in a similar position but in the Charente. We bought our plot of land about a year ago with CU and have now got the Permis de Construire approval. We've had all the ruins knocked down (none salvagable) and the land flattened. We've been in touch with various companies at various stages and the cost of having a 3 bedroom pavillion with a partial Vide sanitaire (as the land falls away quite a bit on the south side) with habitable area of 164 square metres has varied from about 25000 to 35000 Euros. We're still investigating as our budget doesn't stretch to anywhere near that! We have loads of various website links that we've researched - wood, SIPS, tradititional block, Polystyrene blocks (with cement in the middle) etc.

I'll be very interested in other's views to your enquiry.

Hi Mark - as a rough "guide price" you should be looking at anything between 1200 and 1500 Euros per sq m ( depending on specifications etc. ) Building around Royan will undoubtedly be a little more expensive than inland in the charente for instance ( higher rates, taxes etc for the firms )

There is an English Company that provide bespoke timber frame energy effective houses in France ( I've no connection to them - so not 'plugging them' !) weblink is here avilion homes

this is what they quote as to prices

"If your budget will stretch to a genuine post and beam house we will be pleased to quote. You will probably require a build budget of €1500 - €1700 (£1300 - £1500) per square metre but you will have a house that is the envy of your friends and a joy forever with all the high levels of insulation you would expect from an Avilion Home."
