I have yet to take up to date professional advice but will do so. My past recollections of these products were terrible as many went into negative equity but that has been ruled out nowadays. But only offering 50% of the value of the property and then 50% LTV on that figure gives the lender a very safe bet these days.

My mother took out an equity release loan about 9 years ago, in order to be able to give money to the grandchildren well in advance of her death so as to avoid them paying IHT.
We worked it out at the time as being pretty much a wash regarding the interest payments on the ER mortgage versus what would otherwise be due in IHT on her house, which is in a nice part of Surrey so worth a goodly number of quids.
Although sheās lived longer than might have been expected (currently 99 and still going!), the sums still add up, and the balance of what she borrowed is available immediately if she needs to go into a care home or have someone come in to help her with washing and dressing etc in the final stages.
About 4-5 years ago we swapped the original equity release loan for a new one with an interest rate almost half the original one, so I think it was on balance still a reasonable thing to do.
You do need to weigh it up carefully and take professional advice of course.
Of course a viager type arrangement would be a better investment in the UK simply because property is a commodity there and prices are expected to increase significantly over the years.
