Acte de Vente

Hi all, only have 3 weeks left before the signing of the Acte de Vente. Just wanted to know what do I take with me in terms of documents. I don’t want to turn up and not have the right documents.
I will be taking my birth and marriage cert but is there anything else?

Passport, titre de sejour or appropriate visa.

Probably others, too. Possibly on a ‘just in case’ basis but better safe than sorry.

Confirmation that you have sent funds, and that tgey have been received.

You may need something to demonstrate the funds aren’t being laundered. We brought a ‘honour’ document because we effectively paid cash and the notaire was being a little difficult, but in the end she never asked for anything more than photo ID.

I was told by agent that the Notaire will contact me closer to the time, to confirm the final balance to be paid (Completion date 24th July) Is this the time they will tell me they want proof of funds etc. I am a UK cash buyer. I had to show proof of funds to Britline already which they approved. But that was pretty much just a bank statement.

But I have heard that if it’s being transferred from a French bank account like Britline they don’t normally ask for proof of funds

You will need proof of home/public liability insurance too.

It may be fine with Britline. We transferred via Lumon to the Notaire.

I’ve just taken out home insurance but not heard of public liability insurance. I used to take this out for my business

Home insurance seems to include public liability.

We did the forex and the payment with Britline. Britline wanted to know the source of funds, as did the notaire, but I just told them. I reckoned that they knew the timescale for all the relevant steps, so it was on them to ensure they had what they needed.

When you mean you told them, didn’t you show any docs as proof?

Britline have only once - in 7 years - asked me for actual proof of source of funds, and that wasn’t when I brought in funds to buy our house. They would occasionally ask where the funds came from but accepted my word.

Subsequent to the request for proof, I now send them proactively proof of the source funds where the amounts are material, so the funds aren’t blocked…They’ve told me as a practical matter that amounts under €80k do not require notification of source of funds (unless part of a series of similar transfers).

Have you asked the agent what documents they need to see? That way you should be sure of what to take.

It will vary, of course. We’d had a relationship with Britline for a couple of years prior to the actual purchase, and using their forex meant less for them to check, I suppose (they use a firm for forex whose name I’ve forgotten - xe, maybe?).

But the best thing to do is ask the bank and notaire. They all have their own quirks.

Ask the notarie to send a list of what’s required
