All the above expert judgement would indicate @JaneJones would be best advised to expect the need for electrical work. How much work and at how much cost remains. Electricians are not the cheapest artisans.
Also, if they need to dig out or trace in new wiring, a plasterer/painter will also present a devis.
What might concern is that apart from this that you have found, are there other issues
There are a huge number of other issues! Which we have taken into account in our offer.
The electrical stuff was a bit of a surprise, especially in the bathroom which is only 11 years old. However they have now agreed to get an electrician in, which will be a clause suspensive in the compromis if they don’t get the work signed off before then.
So thanks all as we can talk more authoritatively about what needs fixing now.
I will be back with questions about secondary glazing of period windows no doubt, or digging up a tiled floor to add insulation under it, or the many other things that need doing.
