House is ours finally

Hello all! I have signed the Acte de Vente yesterday! So the house is ours finally :slight_smile: I would like to thank everyone on here for the great advice and help!

I have a question about the taxes, do I need to sign up to be able to view the tax or pay monthly etc. sorry for being vague. I have no idea how to get this sorted ready for next year. I have a French account already so it will come out from there.

Great News ! isn’t a marvellous feeling once the house finally becomes one’s own… :+1:

Take a breath… sorting out Property Taxes isn’t an immediate priority :wink:
(although excellent advice will be coming thick and fast…)

Warning

Queries regarding local taxes (Housing Tax, Property tax, TV and radio licence fee) cannot be answered by the Non-Resident Tax Directorate and must be addressed to the local tax office of your property.

Why not contact your local tax office??? although this is a busy holiday time, so appointments might not be easy right now…

Yes super excited, so many things to sort out. But I thought first thing is to get the tax stuff sorted so I won’t have to worry about it later on.

I have to also contact water companies and electricity to get it all registered. So much to do haha

I found our local tax office weren’t interested. I don’t think they are all the same, of course, and they definitely misinformed us.

No matter. To ensure we were in the clear and could prove we’d offered (because it’s fiendishly difficult to get into the Fr system) I wrote a LRAR (recorded delivery) letter to them, in our case telling them we were here to stay and wanted to pay.

If yours is a second home, you may need to provide your home address.

Personally, Water and Electricity are the priorities.
The Notaire (or similar) will notify the Tax people about change of Ownership of the property… and, eventually, you will be on the system as the new owner… but not right now. Things can take time.

You should have the proof that you are the Owner, supplied by the Notaire, for you to use with Water, Elect and whatever… so get organised with Utilities asap.

The Notaire might have/should have arranged payment of both Property Taxes for 2025, within the Selling/Purchasing envelope…
ask for details if you can’t see anything mentioned in your paperwork.

You won’t be liable for Taxe d’Hab this year as far as I am aware… as 1st January is the “eligible” date and you hadn’t bought the property until 24 July…
But next year you will be “eligible” ! :wink:

However, you could well be liable for a partial payment of this year’s Taxe Foncière… TF= Property Owner’s Tax

Good advice, I will get onto this right away! I will just wait until I hear something in the next few months about tax if not will make some phone calls. :slight_smile:

Thanks much appreciated! It’s been a journey for sure and feels like a little accomplishment. We have many plans and the ball is rolling already. We have some builders coming round tomorrow and another builder and architect the following day.

Trying to squeeze in these appointments as we are back home to Warwick on Monday. We came for the signing and staying local with the family for a few days.

I was told by the Notaire to come pick up the deeds in 3 weeks time, they cannot be posted.
So I will be back again very soon :slight_smile:

Don’t forget to discuss all your plans for the property with your Mairie… before you spend any money or get anything started.
Having all the permissions and documents in order… is an absolute “must”.

Yeah I won’t be booking anything until they are ready, Notaire stated soon as I signed “as of today the house is yours, deeds will be ready within 3 weeks”. So I will just wait, won’t be an issue if it’s longer.

Yes I have a smashing English architect in Normandy (expert planner) who has been advising me past few months. He will sort all my planning needs for me and will be meeting me on Sunday along with his recommended builder. He has helped me so much already and has told me what I need and how to go about it. He will be sorting out all the paperwork, so I think I’m in good hands in regards to that :slight_smile:

You got lots of helpful advice. One slightly clumsily worded post from Bosendorfer, for which he/she apologised profusely and you accepted.

Piled on? Gaslight? No, just slightly clumsily challenged. The forum only works when people accept that written word is not perfect for a group where the only common ground is the language.

And only works when new people arrive and contribute, so would be a shame for you just to use it one way.
