How to set up Airbnb in France as a Non-Resident (Irish Resident)

Hi all!

My first post on Survive France. We recently purchased a cottage as a gîte, however we are considering placing it on Airbnb, Abritel and other sites over the months that we are not in France, I believe we would be classified as non-resident/non-professionals and our residence would be a Furnished Tourist Accommodation. Our primary residence is Ireland. The logistics in terms of cleaning, managing the household are okay, we’re mainly concerned with the registration side.

In relation to the administrative and tax-related requirements, what are the main areas to consider? I understand that the local Mairie needs to be informed and a registration number classifying the property as a secondary residence is needed but how I am uncertain as to how to get this.

I would appreciate any guidance on this.

To declare at the mairie you can use this

Also contact your office de tourisme to set up payng taxe de séjour.

You also need to set up your personal space on the impôts site and adjust the information on the ‘biens immobilier’ tab to show it is rented.

Next year you should also register for cotisation foncières d’entreprise. CFE.

Check your insurance policy, and make sure you have adequate smoke alarms too.
