We are just in the process of buying 2 old cottages that have been knocked in to one house in the Mayenne.
It’s a bit like a 1950’s time capsule at the moment. Quaint as it is, as we intend to live there permanently in a few years, there are obviously the basics that we want to get done first.
The boiler is an oil fired Chappee together with a ‘free’ tank of fuel. Now, we’ve been told that neither have been used for around 10 years as the house has only been used in the summer. I’ve just read, that by law, boilers have to be serviced every year in France. Obviously this one hasn’t.
We’re currently waiting for the Compris de vente (4 months down the road!) before we sign, are the vendors (we’re not going through an agent) liable to get it serviced and check that it’s in full working order?
We did ask them to check this and were told that they had fired it up and it worked first time, however this doesn’t tell us if the radiators work and if the 10 year old oil is ok.
Does anyone one have any experience in this field?

They don’t have to, but if you ask them to do it they might.

The Vendors will only do what you ask, if it suits them to do so.

Speak with the Notaire and ensure that such things are included in the Compromis .

+the Boiler and System has been checked over by an Expert (dated report)
+the Oil has been checked and found safe and good (dated report)
+the oil tank has been verified by an Expert (dated report)

It may well be that such things will NOT be good and that this is reflected already in the price of the whole thing… who knows.

I would say the same as Stella, get everything checked in writing, just because they fired it up doesn’t mean it’s working properly or safe
