No taxe d'habitation bill!

Hello
We have a holiday home which we use for around 3 months in the summer.
During this time we let out our gite.
We have had a taxe d’habitation every year, but for some reason, this year it has not appeared.
We declare the income for the gite.
I know the taxe is being abolished but I think it should still apply to us?
Any help greatly appreciated.

why not ask the Tax folk, using your messagerie on your Impots page.

Hasn’t appeared where? Ours came in my sole name, whereas the taxe fonciere was in both names. I’ve seen a few cases where the online account is in one name bu the taxe d’habitation demand came in the other partner’s name (usually the male partner) so wasn’t visible on-line.

It should apply to you as has not been abolished for second homes. Do you normally get a paper bill? As those sometimes don’t arrive.

Check your espace particulier on the impots.gouv site, and if nothing there send a message now before the close for the holidays. You can get a fine for non payment by due date.

In all previous years, the taxe d’habitation (and the taxe fonciere) have appeared online in the espace particulier. This year only the taxe fonciere.
However, since last year, we have paid a very small amount in ‘Impôt et prélèvements sociaux sur les revenus’ based on our gite rental income. Maybe this has something to do with it.
I obviously can’t pay a bill that doesn’t exist, so late payment would not apply and I certainly won’t ask any questions!

if your gite is classified as a “meublé de tourisme” and NOT as a “maison secondaire” then, I believe, you should not pay taxe d’habitation.
We had a tdh bill last year and formally wrote to the tax office saying our cottage was not a maison secondaire but a meublé de tourisme and got the taxe refunded. We have had to write again this year and are hoping they will do the same.

Strange. We have had the house for over 20 years now and it’s always been a maison secondaire. Therefore not sure why they have suddenly decided that it’s a meublé de tourisme.
But, I am not complaining !!

I think I have found the answer.

We failed to make the Biens immobiliers declaration this year! But in my defence, I think I read on the site that if nothing had changed, it didn’t need to be done again.
Now that I have done it, let’s see what happens. We may need to pay a fine. Let’s hope not.

But then you are subject to CFE surely? (Cotisation Foncière d’Entreprise).

If the building is a full time meublé de tourisme then should be CFE rather than taxe d’hab if turnover over €5k. However if it is used by the proprietor for personal use during the year then should be pro-rata between the two.

We had a bit of a battle on that one and had to prove it was advertised and available as a meublé de tourisme all year even if not rented for 52 weeks.

Yes, I’ve learnt never to say we are closed. And it’s never for personal use.

Our turnover isn’t over €5K we’re not doing much more than covering the costs of the property. If I have 6 sets of visitors from May to September that’s a busy year! :slight_smile:

We just welcomed our final clients of the year this afternoon! This year we were really not too bothered and ended up being our busiest year (outside the Covid year which was manic).
