We have a problem with the house opposite which is rented out for short term rentals. There are a lot of very noisy parties and events held there. I have a friend who usually helps me in calling out the gendarmes but of course she is not available all the time. I have tried myself and succeeded after taking a long time trying to explain. Anyone know a phrase, in French, I should use?

Use DeepL. It will translate any phrase you want. And if youâre struggling over a particular word it will tell you how to pronounce it.
Do you know who the owner is? Maybe worth contacting them. They may not be aware the parties are going on.

The law in France is on your side: it states that people should make no noise at all between 10pm and 7am, and nothing above âambient noiseâ for a prolonged period outside of these times.
As far as I can see you as owner have precedence over a holiday tenant.
You can make a complaint in person at the police station in your village. Sometimes this is an office at the Mairie.
Alternatively, while the noise is occurring you can you can call the Gendarmerie (dial 17 or 112 -emergency numbers) or the normal phone number of your local Gendarmerie but they may not come right away.

Noise at night outwith the permitted hours considered generally reasonable for being noisy is tapage nocturne.

Lots of good advice here, my only suggestion is that you record it on your phone and report it the following morning. Do that every time it happens and build up a history of unacceptable behaviour.
