Red flags Compromis de Vente (> immo)?

Husband and I received a concept compromis de vente from the real estate agency from seller.
We’re reading, searching around and use different (legal) AI tools to get a good grip on this document.
What could you all say from your own experience about potential red flags in compromis de vente which we should be cautious about? It’s an apartment by the way, so no septic tank etc.

With an apartment the big issue is management, service charges and what the syndic is like. Also whether future works have been voted (ie you pay)

Agree with Jane, apartments come with their own particular problems in ownership and one reason I refused to look at any before I had this house built. For someone like me with a lot less income than many retirees, the thought of having to stump up extra monies for living in a flat on top of the purchase price put me straight off. Is the apartment the OP mentions an old building or fairly new? that would make a big difference in many ways.

I used Adobe’s AI to summarise & point out any potential issues in my compromis, it was very accurate & identified all the contentious points before my meeting with the notaire & translator.

You say you dont understand all the French terminology in the compromis yet you trust AI that it has identified all the contentious pionts.
Is the human translator working for you or the notaire, if the former then I would trust what they say more than AI but if the latter its a win win for the notaire and AI and buyer ve very aware.

AI and my experience with the notaire & my translator correlated, everything went smoothly, but yes I am no blind slave to AI believe me.

Attics, cellars, landings and garage space can sometimes be the source of aggro when buying a flat, so make sure that these are all correctly identified and laid out in the compromis.

Also check whether group or individual fibre internet, same with satellite tv connection, if that’s your thing. Who’s responsible for the maintenance if group scheme, and whether or not you’re allowed to have an individual connection even if group system already in place.

Check whether individual meters or collective for gas/electric/water, etc.
