Rental required deux-sevres or charente 1-2 months

We have friends we have known for many years who are searching for a rental for at least a month, or maybe two, two from 1 December.

They have sold in the UK and are completing end September. We can put them up for two months but I am not sure we could tolerate guests for longer than that. Whilst they are lovely it does mean everyone is under everyone’s feet. I said I would post this for them as they are in all the horrible and stressful moments of moving country.

They will be house-hunting. They are looking to buy in the Deux-Sevres or Charente region, somewhere along the border between the two would be ideal to rent.

They are an older (?should I say that) couple; one of them is retired but OH works and has to have fast internet connection. They have a dog so need a garden or outdoor space. They both speak good French so are not fussed whether country, village or town as long as they can park their small car on site or very near. One bedroom is enough but they will need storage facilities if the rental is furnished as they are going to move over their belongings/furniture which we will store whilst they are with us but not after that as we don’t really have the space in the house.

Anyone got anything please?

PS : If someone has a house for sale their criteria are

  • town or big village with commodities a pied
  • 2 beds min
  • habitable space of 80m2 min in house
  • garden of around 250 to 750m2 for dog
  • parking / garage
  • assainissement must conform
  • roof must be good
  • budget around 120k euros depending upon work to be done to the house

I wonder if you are all being realistic about the amount of time this could take?

I suspect a typical house purchase in France takes longer than 2 months with you and then just another 1-2 months.

We started looking in January and moved in at the beginning of July and that all seemed pretty speedy.

Maybe they will be lucky. Obviously they will be cash buyers (we were) which will help but the purchase process can be grindingly slow.

Either take 6 months (and work out a strategy in case of longer) or, if a miracle has not occurred and there’s not a firm date and property by end of November, on 1st December go somewhere warmer and possibly even cheaper for 2 months or slightly more. Then carry out rental plan when more properties actually appear on the market after Dec/Jan period of guaranteed torpor.

Even early March still feels sleepy for property activity in some years.

I’m hoping you are aware if the issues in France about remote working, and have that sorted with employer/company.

Thank you all. I think they are well aware of many things French including laws governing remote working (or any working in France), have full working visa for OH, and the length of time to find and buy a property. They have been holidaying in France every year since 2014 and have spent over two years recently with OH working here, all with a retirement plan in mind, so have a decent knowledge of things I reckon. At least I hope so!

At least now they have decided on the area they want to live in, albeit quite large. My question was for a rental so please if anybody has something would you get in touch?

Le Bon Coin under Location. The downside being they won’t have any Avis d’Imposition which is usually called for when renting in France.

Yes, we had a nightmare finding a landlord who would accept UK payslips. Their insurance companies all demanded the avis d’imposition, otherwise their policy would be invalidated. Even when I’d offered to pay 1 or 2 years upfront, they weren’t interested.

Our current landlord doesn’t have the insurance against non-paying tenants, so was prepared to take a gamble on us. 4 years later, I think it’s fair to say he needn’t have worried :smiley:

They will also probably be required to take out insurance too in case of damage and personal loss.

thanks @Shiba I had thought they would have to so had already talked to them.

If the person is self employed they will need to register the business activity from day ine and trying to register a holiday let as their business address could cause issues. They should look for a residential let… If salarié no such issues.
