In this post, I am asking for any fact-based answers to some question I have about my lease. I have a primary residence lease for my apartment. Here are some questions:

If my lease for a furnished apartment included a list of items in the inventory, but the list (and apartment) were missing many other items that are required by definition for a furnished apartment (dishware, blankets, linens, towels, plates, etc.), and I had to purchase the missing items (with the landlord’s reimbursement), do you know if the lease contract is valid and binding?

Regarding the lease renewal, I have not received any communication from the landlord indicating that he does not wish to renew the lease. Moreover, the landlord has not indicated any urgent reason (him or his family returning to live there, putting his palace up for sale to finance the care of a loved one, etc.). The three month notification deadline would have been March 1, 2026, as my lease began on June 1, 2025. I have received no indication that he is not allowing me to renew the lease. June 1, 2026, will mark my first full year living there. Therefore, I assume I have the right to renew. Is that correct?

If point 2 above is true, what is the legal deadline for notifying us of a rent increase?

Would there be any city or federal index that informs me of how much the rent increase could legally be?

Is there any reliable source that can tell me if the rent I am currently paying is the correct amount?
