Recently having been let down by a french buyer i am looking at innovative ways of selling my French property.
I have read about Auctions on investigation there seems to be two types
The french Candle auction (i understand the procedure)
internet companies selling in auction style
Has anyone had any experience using either method successfully???
I have contacted a few internet type and they all want an upfront fee varying up to 500.00e
The french method via Notaires will advertise in your area i feel i have exhausted my area and wanted to appeal to a wider market.
My investigation of internet Auction seems to show an auction for 14 days then the same procedure as a normal sale ! So where is the advantage over estate agents?
Any comments from people whom have used this method successfully would be appreciated

It's work! She is doing the travelling, I am sitting here taking in the data to analyse on children migrating for work within the country. She will not have a single day off and begins by getting off the plane and four hours later training our Khmer speaking research team. But yes, it will be a break from selling houses at the very least ;-)

Firstly, you are far too far away for her. She is part time as it is, but an hour and a half each way for viewings would not be viable anyway.
Secondly, on her (our) regular work, she is off to Cambodia for the rest of this month then we have a report to write by Christmas. It would cost you valuable time even hoping she could find a really good colleague being too late tonight and she will be gone at 0600 tomorrow.
Pity, but unlike other agents who would give you soft soap, take it on verbally this evening then turn up to start photographing and so on in January, she would not take you down that road. That is not just loyalty but just a reflection on why she is selling- not playing games and stringing sellers and (potential) buyers along.
the auction house i contact only take 1% beter than 6% but its the 300.00 up front i don't like , i am getting viewings myself but was trying to be innovative

That is insanity, the auction house is looking for quick commission which, from my OH I gather, is a bigger percentage than immobilier, so they make up for it by quick turnover which absolutely no agent is doing at present. People hear about the immediate sales of two million Euro castles and the like but the real average sales time on houses is well over a year as far as I know. Most of my wife's are pushing two and she is classed as a very successful agent because with two going through right now she will have sold six this year.

yes that is what i was told by the big well known estate agent on the other hand the internet auction house valued the property higher than what i was expecting i am just waiting to here about the process
It is a bit messy in my opinion but her indoors says it is probably the future for expensive houses.
My OH is also puzzled by that and wonders whether notaires will play the game because they are not in on the auction. The warning must be, talking after your post, as she said that there is a property up for auction not far from us that she was asked to look at but was too far above her small portfolio range where the video fails to include the DIY store nearby, clearly within view of the house, and railway not that far away that simply do not fit in the description. Seems a bit of a gamble, as all auctions are and the down payment and notaire business could all go very sour.

that's what i understood although Savoys are advertising a 14days Sale? Under auction rules in France it is highest bid accept loss of deposit if you do not complete within 30 days your suppose to view first and Savoys do viewings first and take a bond for the deposit, its the paying up front i do not like, as if there as good as they all say why do they need the money upfront??
They seem to be on the uptake according to my OH who sells part time for a large agency who are just moving into that. She has said that there are auctions up and running that literally do sell, at least take the highest bidder up to a quick compromis de vente without them having seen what they are buying other than the video tour, although they still have the ability to withdraw the bid. Anyway, I get the impression that it has elements of what we understand an auction to be but because of the way a house needs to be sold formally, once the bids are in the one who is highest then moves into the normal process but then has the right to withdraw the bid when they actually view the place immediately before going to the notaire. However, it looks like it may catch on significantly in the near future.
