What is tax like in France in terms of having a property. Of course in UK we have council
Tax bands that cover local amenities. But how does the system work in France?

The building I may be applying a CU for is very large. Ground floor is 300m2. So total living space is 600m2

Is tha every tax payable on the house and land?

Swimming pools are taxed and from this year even the tiny ones I believe so be careful if you install one as it can run into well over a thousand more per year. A lot depends on your dept and commune as to what you pay on Foncières. Habitation is based on your income and if its a second home, principal residences don’t pay it now apart from circulstances that differ. In this agglo my house is 104m² on a 400m² plot with no pool and no garage and I pay €1350/year which includes rubbish collections, street lighting, mains drainage, streets swept every two weeks and the gardens around the estate maintained but back in my old commune, I only paid €260/year with weekly bins collected, mains drainage and street lighting, it was in a coastal commune in the country which makes a difference. The property you are buying should give you an idea of taxes in the paperwork or you can ask the sellers what they are paying currently. Always remember that increasing and renovation of properties will incurr increased taxes and the local council usually sets the percentage for the increase.

Very interesting, current tax is €562 not habitable yet and sits on 2 acres. So once work is done and CU positive for barn next to house it will shoot up. But I need to find out before I take the plung in converting.

You won’t get an answer because it has not been fixed yet for the next year by the fisc and as I say, each and every property has different criteria and taxes no one pays the same as their neighbour unless they are twin boxes on same plots. My neighbour on this co-proprieté has just had a garage built last week and was told by the mairie to expect higher foncières this coming year along with his non-taxable plunge pool which is probably going to be included at a charge per m3 of water it holds. Just be prepared that you will receive a bill later on and for which you can pay monthly as most people do. Not habitable means exactly that and usually only means standing walls and no roof and an attestation prooving it. Any change of use for outbuildings will also incurr higher charges as you are increasing the habitable area.

Taxe foncière rates vary hugely by commune, as does taxe d’hab. So very open ended. Look at local estate agent details for similar sized properties to get an idea. And will also show energy use for a year.

Taxe d’hab you don’t pay if you become resident.

So I read somewhere that it can be £9-17 per m2. So if I’m looking the the higher end I’m looking at £10,200 per year!

I think you might be getting Metre Squared confused with Metre cubed…

my pool is 10 x 5 metres in ground…so 50 Metre squared.

so you would need a pool 12 times this size to be liable for tax of €10,200

Our house is our main residence; I cant find the last bill at the moment to know how this affected our tax; ill try and dig it out when I have time…

XXX sorry - I think I misunderstood ! I thought you were talking about tax for YOUR POOL !
for the house -
our property is 755 Metres squared - we paid €1,158 tax Foncieres in December last year

That is alot of living space for one dwelling, unless it is going to be multiple dwellings.
Renovation is not the golden egg it once was and even less so in France.
Have a look on Leggotts Immobilier websitw where they have a tool that calculates what you house might be worth. Input your info as you imagine the house will be when complete and you will get highest and lowest selling price. There are other similar sites that do the same and none are that far out.
I hope you get the valuation you hope for but the chances of it being in excess of you purchase and renovation costs are very slim.
You have alot of number crunching to do before committing to buy whi h clearly you are doing. Good luck.

Is this 755m2 for your whole house or property which includes that land? If so that is not bad at all

Be wary with Taxe Foncière.
We thought the TF was cheap when we bought our house… then several years down the line the Impots people decided to check our situation.
No, we hadn’t added/changed anything. Just insulated and decorated etc.
But, the previous owner had only declared one room as habitable :wink: aargh

Thankfully, the Impots people decided it wasn’t our fault and didn’t backdate the correct (much higher) Taxe Foncière… phew…

I read something recently about all pools however small will be taxed on the cubic metre of water they hold. The only exemption will be those above ground ones that can be dismantled and packed away so possibly the wooden surround ones above ground will be taxed as you can’t put them in your shed rolled up.

Its for the whole area. the house is approx 400 M squared.

we did a notification last year following some work, so we know we are all good with the Maire and TF people. I agree, no point underestimating on those things - as youll get issues down the line…
