Taxe foncière bills issued (online) from today

Like they say it all depends on your income. You have to contact the tax office and see what they say.

Ce dégrèvement forfaitaire sera appliqué automatiquement par le fisc si vous aviez plus de 65 ans le 1er janvier 2024 et si votre RFR de 2023 ne dépasse pas les limites indiquées précédemment .

17.5 million households receive TF bills per Insee (2017 figures, I couldn’t find more recent stats, no doubt they exist somewhere).

one possible reason for the various issue dates…
imagine having that lot (17.5m) raising queries at the same time… (online/phone)… aaargh

Our TF arrived today. It’s gone up by 69% but I think that’s because they’ve finally updated their records to include the changes (new bedrooms etc) that we did ages ago. So I suppose I can’t really complain as we should have been paying more in previous years.

However, what did throw me when I went back into the Biens Immobiliers section to check what they’d done, was the addition of an extra building that they said I hadn’t done a declaration for (It wasn’t on the TF etc before). It’s always existed, at least for the past 100 years or so - just a smallish barn used as storage - not attached to the main building. What really puzzled me was that it was described as a bûcher. Looking that up it seems to be a woodstore, which is the one thing it isn’t used for. I’m late in giving proprietor details etc for that but it was a surprise to see it there.

Now I’m worried as to what to do, but then I’m a born worrier :roll_eyes:

If you’re already set up for monthly payments or other direct debit then they know they’ve already got the money, so to speak.

So they get the bills out first to anyone that hasn’t got a direct debit set up.

Charitably, you could add that they are giving those who pay manually in one lump sum, more time to know the amount of money required and more time to find the money. But I don’t think that’s the prime driver in the timing.

11 days after posting my letter to the authorities, I received my ‘Taxes Foncieres pour 2024’ bill at my UK address. It makes interesting reading.

Of 6 taxes that make up the taxes on ‘Proprietes Baties’, comparing 2024 versus 2023, 2 have decreased, 2 remain unchanged and 2 have increased.

Of the 7 taxes that are levied on the ‘Proprietes Non-Baties’, again comparing 2023 versus 2024, 3 have decreased, 2 remain unchanged and 2 have increased.

My bill for 2024 came in at €672 which I was very pleased with, as I had convinced myself it would be in the order of €1,600.

How does this compare with your area (if you are willing to share, that is)?

But roughly how much land and property…ours is x3, but v large approx 500m2

Oddly enough ours is 672€ too! I haven’t yet compared the make up of the various components with lat year. House is 140 square metres and 4000 land.

Le montant de votre taxe est calculé en multipliant la base imposable du bien (valeur locative cadastrale) par les taux d’imposition applicables. Votre avis de taxe foncière peut également comprendre une taxe d’enlèvement des ordures ménagères calculée selon la même méthode, mais avec un taux spécifique.

La valeur locative cadastrale : elle représente le niveau de loyer théorique annuel que la propriété concernée pourrait produire si elle était louée dans des conditions normales.

Elle peut varier si le bien a fait l’objet de travaux importants, par exemple.

Les valeurs locatives cadastrales sont revalorisées chaque année au moyen d’un coefficient forfaitaire qui tient compte de l’indice des prix à la consommation harmonisé (IPCH) publié par l’INSEE au mois de novembre précédent la taxation.

En 2024, compte tenu de la valeur de l’IPCH constatée en novembre 2023, le coefficient de revalorisation est fixé à 1,039, soit une augmentation forfaitaire de 3,9 % de la base de calcul des propriétés bâties et non bâties (hors locaux professionnels). La taxe d’enlèvement des ordures ménagères est impactée de la même façon.

En ce qui concerne les taux applicables : ils sont votés chaque année par les collectivités dont vous dépendez (commune, intercommunalité, syndicat, établissement public foncier). Celles-ci peuvent ainsi chaque année décider de les réduire, de les maintenir au même niveau que l’année précédente ou encore de les augmenter, ce qui a un impact sur le montant de votre cotisation.

My TF bill came this morning, € 330.
Last year’s was € 202, a hefty increase so I checked back as far as I could go on my records and discovered that the whole thing is a total mystery.

Apart from 2019, when it was € 338, there have been some very surprising numbers in between. Over the 3 years '20 to '22 the lowest was € 75 and the highest € 86 :astonished:
Very strange, particularly as the last time I paid Habitation was 2018
Those were very expensive years, '15 to '18 inclusive the combined TH and TF varied between € 607 and € 656.

In 2012 the combined total was € 474.

There does not seem to be any rhyme or reason, we have had no increase in terrain size, building size and just one shed (which was slightly too large by accident but never questioned). Even that might pre-date 2012, I can’t remember.

Seems the only thing to do is shrug and pay up. :roll_eyes:

@David_Spardo if you look at the back of this current Bill, it shows the % increase for each heading/section… it will give figures at 2023 and then 2024… so you can see exactly where the increases lie this time around…

If the Taxe Bill has increased… something on the back of the Bill will show a difference between last year and this year… it has to… or it wouldn’t add up to 330 euro… instead of 202 euro… :wink:

Yes, that’s what I thought, over 50% more, nothing like that on the back.

I and my wife are both over 75yo. Our ‘revenu fiscal de référence’ on our avis for 2023 is under that figure of €29288.

There is no figure in the Dégrèvement section of our TF demande.

So should we be entitled to some reductions? It is our first TF demande on this house; we moved here late last year from a house nearby that we had been paying TF for 12 years.

So our house which has an outside bathroom and concrete floors in some areas still downstairs wouldn’t be rentable at all so based on this should be free :rofl:. Should I tell them or just fork up :rofl:

The form is for revenue related reductions. Your principal one is age. So I would just use your messagerie and write a message to tax office and ask them as this might not be correct form.

but if the property has degraded since you bought it you might be in line for a reduced valuation… if you ask them to inspect it… (just a thought… although can of worms comes to mind… :wink: )

€912 here. I’m not really sure what I was expecting but I’m not too unhappy as it’s a reasonably big space.

Not looking forward to taxe d’habitation, though hopefully that’s only a one year thing as it’ll become our primary residence at the end of the year.
