So it seems the average TF in the départements that I am considering was between €1300 and €1500 in 2023, so hopefully I should be somewhat under that if in (say) a small plan-pied in a rural commune?

Anyway it gives me an idea, many thanks to all who commented!

Chris, I think you mentioned looking in the Deux Sevres? , I have a few friends in dept.79 and I in particular has a smallish house, if of any interest to you I’ll try to ask her about taxes.

Ours has come through at 645 euros for a 150sqm house plus 650sqm garden in the Saone et Loire.

Will do, I don’t know the sqm of her house but they had it built and it’s quite modest but perfect for two.

@ChrisMann - I’ve checked our previous bills and before ‘we came of age’ we were paying 437€ for the house and 74€ for the lake. Our house is 94m2 and the land is 7800m2 (1.927 acres/0.78 hectare).

And fortunately the canicule didn’t affect the water level of the lake this year. Mind you, in 2022 this was the water level during the summer

Hmmmm. Bit leary about giving my Tax Fonc numbers in case someone makes a wax model of me and sticks pins in it …

2021/2022 were a muddle because they thought my home was a ‘…secondaire’. They charged ‘tax d’hab’ but I managed to sort it and got it all back.

2023 was €557. 2024 and 2025 was €578.

2026 will be €110! Plywood Shack 80 sq/m.

Yup! I got a credit out of the blue a couple of weeks ago of €344. No indication of what/why. Then a note from impots to check a doc on my pages.

Blimey O’Riley! The bung was against what my 2025 bill has been: €57 p.m.

The monthly d/ds for Jan-Oct 2026 will be €11 p.m.! €46 p.m. off! That’s the car insurance and €1,31 change. p.m.

Water and mains sewerage €300 p.a.

@ChrisMann might bear in mind that, all things [re a house] being equal, the ‘stamp duty’ purchase tax in Calvados - maybe other bits of Normandy also - is subject to a refund of +/- 30% as a come-on for populating the region.

Well, it was when I bought my place in July 2021. Paid for 2/3 the electrician’s bill to bring wiring and tableau up to norms.

Sadly “coming of age” does not seem to benefit everyone. Certainly not us, anyway.

Can someone please provide the govt link which shows what reductions are available for the Taxe Foncière and under what circumstances (age/income/whatever) ???

:rofl: I’ve already seen and closely inspected that lot… I thought there might be something new…

Can’t see anything which says that I’m exonerated simply by being a certain age.. it all seems to be means tested and relating to aids etc… ah well, we are just above the RFR threshold (which is already a positive …) which means we can’t expect anything.

Chris my friends bill this year is €618, we think her house will be no more than 140sqm, but that’s a guess.

The increase this year was €10.

Our house is a 101 m2 modern bungalow (10 years old) on about 1200 m2 in a small village in Aude and ours is € 1100 per year including waste collection. It’s gone up this year by € 24. I think this is higher than many here simply because it is a new house.

Waste collection was €540 this year in 47, with TF only going up by €40 which is surprising considering others are reporting much greater increases on considerably smaller properties.

I am sharing this for general information as I was a little shocked at the response from the tax authorities. I have a pool which I don’t actually use so have been considering various options. I love to swim, but as it is only about11m long, it’s just not practical, so I asked the tax office what value is included in my tax fonciere bill for the pool. The response was 150€, which I still really can’t believe as expected it to be alot higher!

Are you sure that it is registered correctly?
