Using Loi Pinel for a newbuild rental on your own property?

Has anyone considered building a new property on their own land for the purposes of renting it out and taking advantage of the Loi Pinel? We would like to invest and to reduce our income tax bill.

We are in contact with an agency who can propose newbuild flats via developers in our region for this purpose, but we’re a bit chary of involving lots of middlemen (brokerage services to present our file to the lenders, developers’ fees, property management agencies, insurance…), and could conceivably use some of our own land for construction.
