Reminds me of when we bought an extra 200mÂČ of land at end of our garden offered by the mairie before they built a lotissement there. We paid €1,40mÂČ which was peanuts and the gĂ©ometre charged the minimum fee of €500, well worth having end of the day and increased the value of our property no end. The mairie took care of all the documents needed for the gĂ©ometre and consisted mainly of an attestation of sale,a shaded copy of the cadastre for the part being sold and marked with our property numbers to show where the bornes for the lotissment were,the name of our Notaire who obviously had not done the extra on the deeds and a copy of the invoice from our payment to the mairie - that satisfied them.

Yes, had occurred to me but, as I consider the land so cheap, I did not want to risk him withdrawing from the sale. Until we sign on the 22nd of April he can pull out at any time.

I know the size of the plot from the cadastre, but I can only tell the fencer exactly where to put the corner posts once the geomet has placed the bornes. The fencer is ready the moment the ink is on the paper but if I have to wait till then for the geomet, and that could put the start back a month or two.

I am sorry to put this in the the cheerful thread and would be quite happy if it was moved @billybutcher , but as it follows on from my cheerful news it sort of links to it. Surely my little plot of land priced at €1,000 should not be catapulted towards a total of nearly €5,000 taking into account fencing and fees, can it?

But I have just read the whole of the attachments and the result below really alarms me. I thought the geomet cost was € 440, am I to believe that that is not the case?

His part of coming out might be that but there is all the other paperwork to be done by him as well so it does up and up. TVA dosn’t help either, my recent delivery of washed pebbles for the drive incurred over €250 worth of TVA. The bornes themselves will have a cost after hehas measured the land. I was lucky in that the mairie paid for most of the work already done, mine was just for confirming the measurements and putting the bornes in the corners.

€525 for the measurement, €68 for the actual markers. As @Shiba says the rest for various activities,documents and registration.

Once you start paying by the hour just about anything starts to get expensive.

Thanks both, so the next question is, is the geomet really necessary legally?
I only went for it because I had done it before, it wasn’t expensive, and it gave me exact places to put the 2 corner posts.

On the cadastre map the 2 sides start from exactly my 2 posts and continue exactly in a straight line for 16 metres both sides. As long as the connecting line at the far end is exactly 33 metres, I would feel confident in putting the corners in those exact spots.

As I think I said before, I only had the geomet with his bornes for my own interest really, nobody insisted when we bought the plot. He quoted 300FF 30 years ago which today is around €46, some inflation.

Yes it can, sorry! We bought a similar small strip of land 8m wide at around 2€/m2. I forget the actual size but it was not much 420 m2 and the bill came to €3000 of which only a small fraction was the land.

Blimey, I never saw that coming, if it hadn’t have been for my belt and braces attitude to everything, I wouldn’t have bothered with the bornes anyway.
So, is it legally necessary, and if so, I wonder why the notaire didn’t mention it?

A quick look at the law tells me that it isn’t a legal obligation but without the geomet a future boundary dispute could require it. I know that my neighbour who owns the plot to one side, bought a few years ago with inheritance from her Dad, has never had bornes and in fact it is agreed between us that I had put my fencing slightly inside the boundary in order to not destroy an ancient wall, barely visible, which she has agreed not to damage. I only know that because the original borne placed my boundary at the end of that wall.

However, beyond what will be my new end fence is an ancient chemin rurale which I presume is owned by the commune. It is blocked by other property at both ends and is overgrown with trees on all its length, in fact it is only visible because it is sunken with signs of very old stones, probably an old wall.

So I am debating whether to approach the Maire to clarify the position there, but I don’t want to needlessly start an investigation. :wink:

Ok some may think this very weird, and perhaps macabre, but it cheers me. I do (did) felting and before our Isi died I collected a big bag of his undercoat from brushing. But never got round to trying to see if it would felt. Anyway he died. And I miss him.

So I found a woman in northern France who spins and knits dog fur. She has a very long waiting list, but voila!

Oh wow, my Jules produces copious amounts both winter and summer and I brush it all up and dump it in the bin.

But he is already well past 10 so if she has a long waiting list, perhaps not. :thinking:

A fantastic idea. Something of him you can keep close. Does it have some of his scent ?

Sadly not, it just smells neutral but super clean. It was a sad day when I no longer got his scent when I walked downstairs in the morning.

Cheerful news of the week rather than day is that having spent the last week with my brother in Bristol, his condition has not deteriorated noticeably since I last saw him last October. He’ll never get better but his condition seems to have stabilised somewhat. I go over three times a year to give my sister in law the chance to take a break from caring for him and I enjoy spending the time with him very much.

One of our neighbour’s horses gave birth to a foal at 06.30 this morning.

Mother & baby are doing well.

This brought back some wonderful memories for us. We had a stud farm in the UK and most years we had 12 mares giving birth to 12 foals and every one of them was a sight to behold. But not so cheerful news was that one of the mares died after giving birth so we had to dress the foal in warm woolly jumpers and Stuart had to hand feed her for several weeks but she grew into a wonderful filly and was none the worse for her poor start in life.
