Ouch Cat, that is really painful. How good is your agent? I wonder if they are looking far enough afield? USA? Australia?

Sadly not quite cheap enough for me, though it looks great!

And I hear you about the heat - having had temps up to 38C in southern Vienne last week I am considering aiming my long-delayed house search a bit further north!

But it would suit somebody very well as a holiday home so hang on in there!

We have an excellent agent but even so it’s proving really tricky.
And don’t even get me started on the financial pain!
I’m currently paying all the household bills too… might have to start a Go Fund Me to feed the cat at this rate :joy::joy:

I’m really sorry to read about this problem you’re having @cat . I know that, here in Normandy, increasing numbers of French people are moving up from the south but it never occurred to me (slow, I know…) what that would mean for property prices where you are. There seem to be increasing numbers of people from Paris too. I have everything crossed for you!

It’s the same here with the weather which has become more extreme. But I think we’re lucky where we are as we live in an area with few incomers and families stay and grow so if we did decide to sell there will be local buyers for our house. We won’t make any money on it, but I’m happy with that.

I am not sure that it is just the heat Cat - I think more at play.

My girl friend in the Tarn is experiencing exactly the same problem - 35Ha good grazing land, 13 stables, two arenas (one covered), large farm house that is positively too cold when it is 30+ outside - originally valued at 700k, now down to 500 and if SAFIR are to be believed, soon it will be 450K. And no takers. Conversely, I have 12Ha mainly woodland, secluded but only minutes from supermarkets, modern a/c 3 bed/ensuite house large verandahs on 500M2 hard terrace, with a modern a/c 3 bed/ensuite dependance, pool, large workshop with two post car lift etc., and I am fend ing off offers…

Yes, climate change may be in there, but looking at the viewers we both have, I just get a distinct feeling that the ‘rural’ aspect may have lost its appeal somewhat now. Those viewing my girlfriend’s property arrive in their Range Rovers with horse loving daughters in tow, but immediately it is obvious they want all this with more mod cons both in the stables and house. And then there is the grass all around the house that needs cutting - oh yes, that is always a question, how long it takes to cut :grinning: The idea of having to work at it as maybe you, and my girlfriend, had to is no longer the norm. Is everything ‘too easy’ these days I ask?

I hope you, and my girlfriend, have some success soon as I know how you feel.

Very tricky Cat, even up here in the Loire my BIL has reduced the price of his property by nearly 300 euros since the peak demand faultered, personally another brexit issue I feel. His is a ready made gite business with beautiful gardens and barely any interest at all. Its a tough market and visa stuff doesnt make it any easier. Hope you generate some interest from the article.

It took about 18 months to sell ours in the Limousin, mainly due to time wasters (2 pulled out on the day of CdV signing) but we also had to take a major hit on the price. Glad we made the move to Normandy when we did.

I feel for you @cat but please believe me that I am not gloating when I say that it is all grist to my mill. If I do decide to make an offer to Fran’s successors, all this will be born in mind when I formulate a price. :wink:

And this is something we always get questioned: is the sale related to a divorce or death settlement? It seems that these open the doors for crazy offers…

We are in the same boat. Great house, good income earning potential from gîte and everybody who views it loves it, but no offers not even low ones. And €1500/m2 is correct for the area. And isn’t climate change as tourism is exploding here in Jura as people avoid the south, but could be rural.

However the Normandy market is so active that we’ve gone ahead with purchasing another - well compromis next week. Everything we looked at in Normandy that wasn’t hugely overpriced was sold very, very quickly. The difference is crazy.

Thankfully owners aren’t in a rush to complete so we hope we manage to sell ours in time.

€1500 of how many m2 though?
Its ok working on what is deemed to be correct for the area which presumably has been arrived at from sold averages.
Such calculations can make a property over priced.
A house is worth whatever someone is prepared to pay for it. Almost without exception property owners think their home is worth more than it actually is.
I hope you get a buyer soon.

One of our neighbours is selling. He put it on for €200k even though (according to his OH) agents said the correct price was around €160k. He had 3 viewings in six months and no offers. He’s reduced it recently to €178k but it’s still overpriced.

When we put our place up for sale we went with the agents valuation which he said was realistic. We thought the opposite. It sold in June for €40,000 less than the valuation but at roughly the price we expected originally.
