Main drains confirmed by PLU you say, but is the house actually connected? Or just that it will be possible - for a price of course!
You may need to adjust renovations costs depending on quality you are seeking, and how much you intend to do yourself. There has been a big hike in materials costs in last 18 months. €2k/m2 perhaps more realistic?
And flipping rarely works in France. It did for us, but we had to wait 20 years ![]()
So I wrote some code to ping the 14 different government sources that query the location and then did a bit more digging and then because it was very difficult to read I got AI to write the summary
Very interesting… the PLU confirms the commune has mains and connection is obligatory but not that this building is connected. I guess this is a question for the seller. Classic - i want to just remove as many of the unknowns early help me narrow down the list

FWIW I wouldn’t go for that property. Plenty more. One door closes, another opens and that’s really true with property especialĺy in France.
Orher pre-checks? Always meet the neighbours and a few sessions sitting in the local cafê having a coffee and chatting may be helpful, also the standard advice to visit the mairie and have a chat about the property and your plans.
Yeah i think after digging around there are a few too many red flags for the price (especially vs market).
Meeting the neighbours is so important - in this one they’re the co-owner which i imagine could end up also being make or break
My goal here is to filter ideally before all the very time consuming meetings with the stuff that is clearly make or break - hopefully I’ve covered most of that

When done or done enough (cos I know you’ll always tinker) would be great to have an example of code , assuming it shows the sources of data (so can be substituted depending on the property) to have as an idea for the future.

Wondering if there’s some kind of mortgage/debt database/register of any hypothèques or other charges or any covenants on the property that could also be checked. Presumably in some sort of Land Registry record.
Names and dates of previous owners might just throw up something interesting.
Interesting - looking into it it appears that there is the fichier immobilier at the Service de Publicite Fonciere but it’s not open data.
But anyone can request an etat hypothecaire for a property and looks like it costs about 30 euros and takes a week or two.
But what i can do is maybe add the DVF data which shows every sale of the parcel since 2014 with dates and prices? that may show some fun churn red flags
2014 not really long enough - my property is interesting back to the 1970’s at least and probably further - I would take what’s available as presumably 2014 is the oldest computerised?
so i think 2014 is whats open data, but in general can go back to 1956 but thats with the 30 euro form
Briancon is a small town with approx 11,000 population so v unlikely to be able to pop in to Marie and chat!
our population is only about 500 and there is very much the ability to go into the mairie and have a chat
