Selling help

Hello, all. I am looking for some advice (maybe reassurances). I put my house on the market a few months ago with Leggett and I am a little discouraged. There have been several hits on their website and no viewings at all. This is a nice house, renovated and I dropped the price to 199,500 all fees included. Since I am American, the process here is a bit frustrating. There is no MLS or anything, it just seems that everyone just hopes someone sees the advert and asks to see it.

I wouldn’t have used Leggetts but - because of the way they’re set up - some agents are good. Leggetts will limit your potential buyers to Anglophones (and, in my experience, are optimistic about price). Why not use a local agent, so that Americans, British AND FRENCH people will see your property?

It looks very nice. A question I would ask is: “What made you buy it?” And I think if I was going to choose a Breton house it would be nearer the coast.

Who are your intended market? That should guide your choice of immobilier.

FOn’t know what a MLS is? Leggetts have not done you any favours with their marketing - the descriptions sounds great and really appealing, but in general the images are not enticing at all. A floor plan would help, as would a bit better staging of the garden area.

Price too high?

I had thought of changing from exclusive with Leggett to another agent, company. I need a broad reach, lots of people to see it.

The price was right when I bought it, wanted to be close to a train station,bakery and also don’t like the beach. I liked the cooler weather here as opposed to other regions.

I had 2 valuations done on it and it is priced correctly. The agent fees are included, as well as notaire fees.

I thought the house would appeal to anglophones, but I am open to anyone. The house is comfortable, but I don’t know any local agents. I asked around from friends. I think it would be best to have a broad reach, like lots of advertising.

Something that has worked for me sometimes is to sell through the agent I originally bought through. I wouldn’t go exclusive, I don’t think it works personally.

If you’re able to, I would go and see local agents and see what they say about the house, who your market should be and how they will try to sell it. Then invite a shortlist to come and see the house, maybe.

The listing appears on Le Bon Coin so that’s a plus, anybody looking for a house in the area will see it. It’s well priced just under the 200000 filter, but Callac is bound to be a slow market so don’t worry too much, but do consider a more dynamic agent as Leggetts aren’t as well known and only use mandataires. Maybe find a proper agent who takes great photos, and see what happens.

You don’t need to know them! Draw up list of questions

  • who does photography

  • What are your fees

  • Do you have any clients looking for this sort of property

    etc etc and contact all the ones that have this area in their catchment area.

Know Callac well, living in Finistère for over 30 years but its quite remote in a farming area for many as a good half hour plus to the coast. Have you put it up for sale with local Notaires whom people trust more in Brittany than immobilisers and its often cheaper too for buyers as not a huge commission like agents take? We did a lot of property renovations around that area back in the 90’s until all the brits started to go back or move elsewhere with a bit more life

We used to call it a one horse town it was so quiet and out of the way. Personally I would not want to live there or in the area around it unless I was hiding away. Sorry but its not for everyone and you can’t go anywhere without a car.

Try Guingamp and Carhaix agencies, not just that one mentioned, they do not have a brilliant reputation and also all the Notaires
