Our largest house advertises on Gites.fr and has several French bookings starting in April.

Not my market.

We use France Voyages which targets francophones (france/Belgium mainly). We only have one gĂŽte in an area that lacks gĂŽtes, and particularly modern family sized ones, so only need a small amount of marketing and this works fine for us. We were fully booked outside the confinement last year, and have 8 weeks of booking for this year.

It costs us 35€ a year…

I have reservations.
Cancelations can come from clients who travel from any country.
I was closed last year yes because of the virus and because i was seriously ill

There are lots of sites that say they specialise in higher end properties, do a bit of searching and you’ll find them - like these ones

based and many of their clients travel from uk.

@barbara_deane1 I’m on Homeaway (now VRBO). You may say it’s not your market position, but bear in mind the sheer size of the organisation, which means it has huge reach and does attract top end properties and guests.
Until 2020 I ONLY targeted the UK market and in fact grumped at them for including my entry (auto-translated) on their (among others) French and German sites since it meant that occasionally I got an enquiry from someone in Europe, which at the time I didn’t want to handle (TV only in English, 40 page info pack only in English, prices in £s so they don’t take the exchange rate hit, etc)
By July 2020 all my UK clients had postponed to 2021 and so without much hope I opened up my calendar on Homeaway/VRBO. The phone and my email were red-hot within hours! Dutch, French, Belgian , German enquirers, all desperate to get away. So if you want to target Europe this year they might be a possibility for you.

That’s one way of looking at it. I have managed to sell one million euro châteaux through leboncoin - such is their varied readership - but then these properties were indeed a bargain: they should have gone for 2 million!
The point is: people leaf through the site and then refer something interesting to someone else (friend, colleague or family) who they think might be interested.
The downside is that it is purely French. You won’t catch your Dutch or Danish clients through it. For that you’ll need to be on VRBO and/or AirBnB.
